Our Heritage
A Legacy Rooted in Saipan. A Future Built on Trust.
Honoring Manuel Seman “Kiyu” Villagomez (1924–2011) and Luise Pangelinan Villagomez
Every legacy begins with a story. Ours is one of perseverance, family, opportunity, and an enduring commitment to the island we call home.

Born on January 24, 1924, in Garapan, Saipan, Manuel Seman Villagomez—affectionately known as “Kiyu”—grew up during a period of profound change in the Northern Mariana Islands.
His early life was shaped by the hardships of World War II, an experience that would become part of a remarkable journey from humble beginnings to entrepreneurship and community leadership.
The Beginning of a Family Enterprise
In 1949, Manuel married Luise Pangelinan, beginning a lifelong partnership that would become the foundation of their family's business legacy.
In 1955, the couple established M.S. Villagomez Store, a modest grocery business in Chalan Kanoa. Through determination, hard work, and Luise's dedication to daily operations, their small establishment steadily grew.
By 1966, they had constructed a two-story commercial building along Beach Road, accommodating an expanded retail operation and rentable office spaces.
Over the following decades, the family diversified into commercial leasing, construction, property development, and other business ventures.
Even after a devastating fire in 1976, Manuel and Luise persevered, rebuilding their operations and continuing to invest in their family's future.

Beyond Business: A Commitment to Community
Manuel believed that success carried a responsibility to serve others.
His civic contributions included involvement in Saipan's business community and service as the Northern Mariana Islands' first Civilian Aide to the Secretary of the Army.
Among his enduring contributions was his involvement, alongside fellow entrepreneur Jose Camacho Tenorio, in establishing the Joeten-Kiyu Public Library, which opened in 1991.
Their commitment to education helped create an institution that continues to serve the people of the Northern Mariana Islands.
A Legacy Continued Through Generations
Together, Manuel and Luise raised twelve children and established a family enterprise that would continue beyond their lifetimes.
Their story is not solely about the businesses they built or the properties they developed. It is about resilience, responsibility, and the opportunities they sought to create for their family and community.
Today, M. S. Villagomez, Inc. carries forward that heritage through its continued involvement in Saipan's residential and commercial property sector.
As we look toward the future, we remain mindful of the values that shaped our beginnings.
We honor the generations who came before us, remain committed to the community we serve today, and look forward to the opportunities still ahead.
